A Typical Conveyance:

A typical conveyance is made up of three stages,

  • Pre - Contract Stage
  • Pre - Completion Stage
  • Post - Completion Stage

The Pre-Contract Stage involves the seller's solicitor preparing the contract for sale and the buyer's solicitor ensuring that he/she finds out all the information about the property and ensuring that the buyer is made aware of any issues and potential problems. If everything is satisfactory the contracts for sale will be signed and exchanged by both parties.

Next is the Pre-Completion Stage or Post contract stage. Usually, further investigations and the financial aspects of the transaction are dealt with at this stage. This includes dealing with the mortgage lender and carrying out all other last minute checks in relation to the property. Following this stage, the transaction is completed with exchange of the Transfer Deed documents between the parties.

Next is the Post-Completion Stage the solicitors on both sides ensure that all loose ends are tied up. This involves the seller's solicitor discharging all previous mortgages on the property and the buyer's solicitor dealing with paying the tax on the purchase, this varies according to the price of the property, he/she also ensures that the property is registered in the name of the new owners.
